The 15 on Orange Hotel in Cape Town, now managed by Capital Hotels and Apartments, has officially relaunched after the completion of a R20 million refurbishment aimed at attracting long-term occupancy.

The Capital 15 on Orange, located in the heart of Cape Town, has a new look and a new vision. The hotel reopened in August after three months of renovations. Prior to the takeover of Capital Hotels and Apartments, the hotel was part of Marriott International’s African Pride collection.

After months of low occupancy rates following a total shutdown of operations due to the coronavirus-induced hard lockdown in March 2020, Marriott has thrown in the towel. Capital Hotels and Apartments, which operates 11 properties across the country, stepped in.

Founded by Marc Wachsberger in 2008, Capital’s business model was unique and, at the time, a rarity in the hospitality industry. With owner-managed and fully equipped luxury apartments and hotel rooms under one roof, the capital has been successful in attracting tourists and long-term tenants. It is this symbiosis between the two sectors that, according to Wachsberger, allowed Capital to weather the Covid-19 storm.

“The hotel room and the apartment, in our group, are always designed to be synergistic and provide flexibility to our customers. From a business perspective, flexibility is what got us through Covid- 19, “Wachsberger told Business Insider South Africa.

“We had an average occupancy rate of 65% through Covid and the reason we did that is that when Covid hit hard we were able to take these hotel rooms and apartments and connect them to each other. others and put them in other markets, such as long-stay in quarantine. “

Adding new hotels to the portfolio during a global pandemic – Capital also recently took over the Zimbali Resort on the north coast of KwaZulu-Natal and construction has started on the new 150-room property in Mpumalanga – is risky. Capital 15 on Orange, launched with great fanfare on Thursday, October 30, is preparing to take advantage of Cape Town’s appeal for tourists and international film crews.

Much of the R20 million used to renovate the 129-room property has been spent on converting hotel suites into apartments. These one or two bedroom apartments, measuring up to 120 square meters, feature a spacious living room, dining area and fully equipped kitchen. High-speed uncapped Wi-Fi, air conditioning, and a 55-inch TV are standard.

“We converted 21 rooms into apartments, which was a big part of the renovation,” says Wachsberger.

“The rooms here were the original rooms from 2009, this hotel opened for the 2010 World Cup, and they had not been updated. So, they were the best rooms in town in 2010 and all suddenly, these are one of the worst rooms in town in 2021. So we brought it back with furniture, accessories, new rugs, new decor. That was really the biggest part of the upgrade. level. “
